Laguna Beach homes run older than the county's. The Census puts the median build year at 1964, against 1977 for Orange County as a whole, and counts about 13,600 housing units, 76 percent of them built before 1980 and 16 percent in 1939 or earlier. Two thirds are single-family detached houses. About 1,800 homes, 14 percent of the total, are kept for seasonal or occasional use, and in a house with nobody living in it a slow leak can run for a long while before anyone sees the stain.

That age tends to show first in the sewer lateral, the private pipe between the house and the public sewer.
